Energy Performance Certificate (EPC)

An EPC is a certificate of the energy rating of a property required for prospective  buyers and tenants, which is made available at the marketing stage of a transaction. It demonstrates how efficiently a home uses energy, the cost of running a home and recommendations of how to improve the energy efficiency of the property.

There are a few exceptions to requiring an EPC when your property is being rented: you don’t need one for a room that’s being rented out by a resident landlord and listed buildings may also be exempt as they can’t have upgrades like double glazing.

The requirement for an EPC has been the law since 2008 (2009 in Scotland), meaning that if your home has been let or sold since then it should have one. They remain valid for 10 years. You should get new one when a recommended improvement is fitted, like a new boiler or wall insulation.

There’s a national register of EPCs, unless you’ve opted out, where you can look at your property’s certificate, as well as viewing similar properties for a comparison of how energy efficient a property is compared with another that you might be also considering.

An EPC is lodged onto the national register by a qualified and accredited Domestic Energy Accessor (DEA), after visiting the property, usually during the hours of decent daylight. The whole of the property is accessed including lofts and outbuildings if they form part of the dwelling, various elements of the property are inspected such as wall and roof construction, if there are records that indicate improvements to the property made since the property was originally built, such as building control, planning completion certificates and FENSA guarantees, they should be available at the time of the assessment. Any data gathered is used only for the property being assessed and this information is not stored nor retained by the assessor.

The assessment usually takes 20-40 minutes, the assessor needs unrestricted access to all areas of the property. The certificate is produced within 24 hours, and can be obtained from the register or a PDF version may be emailed .

When should you get an EPC? An EPC is required every time a home is put up for sale or for rent. So, a newly constructed home will have one, a landlord will need one to show potential tenants, and a seller must have one to show to potential buyers
