Check-in occurs at the onset of a tenancy, ideally carried out on the day the tenancy starts. Includes the inventory and involves a more detailed process that covers the regulatory factors required under present legislation and fulfills the landlord’s obligations required by prescribed information (PI), (some of the requirements of PI need to be completed prior to the check-in like the EPC, gas safe and electrical check – cost of these is not included).
- We inspect the property and take an inventory and complete risk assessments immediately prior to the tenant moving in
- The tenant has time to request amendments to the inventory within 7 working days from the start of the tenancy
- We provide the tenant with a handbook containing details of all their responsible requirements, such as keeping the property free from mould, electrical safety and so on.
- As required, at the end of the tenancy we return to inspect the property and report on the condition once the tenant has moved out, a comparison of the check at inventory is made and a report provided on any excessive deteriorations, fair wear and tear taken into account

Inventory
The inventory is similar to a check-in only less encompassing, it is a detailed list of the condition of a property with embedded photos.
Mid-Term Check
Carried out whilst the tenancy is in occupation. Landlords will either do them routinely (every three months) or as a one off, if they have a concern during the tenancy.
Check-Out
The check out is done at the very end of the tenancy after the tenant has vacated. It is very similar to the check out, intended to provide a comparison so that any differences in the condition of the property, its fixtures and furnishings can be identified.
