Landlord’s compliance

Landlord’s compliance is complex and covered under a range of legislation:

They include:

  • having an epc available at the viewing of the property and with any marketing material
  • valid gas safe at the start of the tenancy and renewed each 12 months
  • electrical condition report, renewed every 5 years (HMO), a risk assessment completed at the start of each tenancy
  • legionella risk assessment at the start of the tenancy and renewed each 12 months
  • carbon monoxide detectors and smoke alarms, demonstrated to tenant as working from the onset of the tenancy
  • fire safety risk assessment
  • repairs and maintenance duties as outlined in the agreement and discharged throughout the tenancy
