Landlord’s compliance

Landlord’s compliance is complex and covered under a range of legislation:

They include:

having an epc available at the viewing of the property and with any marketing material
valid gas safe at the start of the tenancy and renewed each 12 months
electrical condition report, renewed every 5 years (HMO), a risk assessment completed at the start of each tenancy
legionella risk assessment at the start of the tenancy and renewed each 12 months
carbon monoxide detectors and smoke alarms, demonstrated to tenant as working from the onset of the tenancy
fire safety risk assessment
repairs and maintenance duties as outlined in the agreement and discharged throughout the tenancy
