Landlord’s compliance is complex and covered under a range of legislation:
They include:
- having an epc available at the viewing of the property and with any marketing material
- valid gas safe at the start of the tenancy and renewed each 12 months
- electrical condition report, renewed every 5 years (HMO), a risk assessment completed at the start of each tenancy
- legionella risk assessment at the start of the tenancy and renewed each 12 months
- carbon monoxide detectors and smoke alarms, demonstrated to tenant as working from the onset of the tenancy
- fire safety risk assessment
- repairs and maintenance duties as outlined in the agreement and discharged throughout the tenancy
