How the CGE Check-In Works

Like an inventory only more encompassing. We include all the checks and risk assessments required to keep you within the regulations, laws and acts as required for a modern tenancy. Designed to be intuitive, landlords are expected to be part of the process and so present at the Check-In. Being interactive participating landlords will be better informed on what, why and how to carry out their duties, with an awareness of the relevance of each part of the Check-In process, how it will relates to the various parts of legislation, penalties and benefits at the end of the tenancy, the affect on the tenancy deposit and penalties of non-compliance. This should enable landlords to:

  • Be Better and more professional
  • Keep their tenancy on track
  • Manage repairs and maintenance, plan improvements
  • Be properly compliant, Section 8 and 21 can be served without any glitches
  • Make the management of the tenancy manageable and not onerous and burdensome

Many landlords rely and estate and letting agents who fail to manage the tenancy properly from the start, recent news articles and the many experiences being cited by landlords which demonstrates this, the onus almost always rests with them the property owner when things go wrong. Money is being wasted by landlords who pay for services which are never carried out by their agents or not documented properly and only revealed deficient when the tenancy fails.

Check-In happens after: the right to rent, credit, affordability checks, referencing, deposit taken, contract signing has been done. Our Check-In also confirms an agreed condition and fulfils compliance with all the options that we offer, the may be present at the latter stage, the check in includes:

  • Legionella risk assessment
  • Fire and Electrical risk assessment
  • Condition of property documented and photographed
  • Check of smoke and carbon monoxide alarms – demonstrated to the tenant if present
