Happy New Year 2018, it’s that time of year when we review our health and fitness and resolve to go to the gym more regularly and acquire a set of abs. ‘Are you a fit landlord,’ is not an enquiry into your personal physique but rather a query into how you are bearing up as a property professional.

The private rental sector has been subjected to so much new legislation over the past 18 months: deregulation, new ways of processing fines, selective licensing, changes in taxes and deductions, as well as being in a recessive period where the returns on savings are small and the criteria for acquiring a mortgage hard to meet, the pressure landlords now weigh heavier than ever before.

During 2018 there is still more to come: general data protection regulations (GDPR), rogue landlord’s register, Minimum Energy Efficiency Standards (MEES), possible abolition on fees to tenants.
